Green light for landmark scheme in west London

Residential property group A2Dominion and award-winning architecture practice, Assael, have gained planning consent for a new residential scheme in Ealing, west London.

The Boston Road scheme will deliver a range of high quality affordable homes
The scheme, located on Boston Road, will offer 283 quality homes for genuinely affordable rent, shared ownership and sale, just minutes away from Hanwell train station.

A blend of housing tenures, retail space, workspace and amenity space will provide residents and the wider public with a bustling market square at the edge of Hanwell.

Affordable housing is a large part of the scheme, making up 35% of the total apartments and 37.6% of the total area of the development.

The scheme offers a wide range of studios and one, two and three-bedroom apartments, providing a housing solution for single professionals and young families alike.

There are generous amenity spaces throughout the scheme, enabling residents to view the entire development as their home, rather than just their apartments.

Amenities such as garden terraces, play space for children and rooftop gardens are dotted throughout the design.

A2Dominion has been providing quality housing in the Ealing borough for decades.

The developer, which reinvests all of its profits into building new homes and services, aims to continue to support the local community through this new regeneration project, creating a sense of place and community in Ealing.

Assael’s design has sought to tie together the existing residential developments in the area with a more pronounced urban design. Assael has used a soft brickwork to create a building that is contemporary but sympathetic to surrounding buildings and social infrastructure. The brick façades with recessed details, combined with large windows, maximise natural light in both the amenity spaces and the resident’s apartments.

The ground floor commercial space brings an active retail frontage and flexible workspace for start-ups and SMEs to Boston Road that will create job opportunities and drive footfall to the area.

Re-establishing a thriving market square at the edge of Hanwell was crucial for A2Dominion and Assael as it makes a significant contribution to the wider area.

The design of the ground floor space complements the existing shop fronts in the area, knitting together the residential building and urban grain. The brickwork of the building and the dark frame shop frontages aim to successfully complete this ‘Urban Village’ in Ealing.

Danny Lynch, A2Dominion’s Director of Land & Development, said:

“The Boston Road scheme will deliver a range of high quality affordable homes for people at a time of severe housing shortage, and we’re proud to be working with an award-winning team of architects, planners and consultants in providing these homes. This development also represents our commitment to continuing to increase our presence in the borough of Ealing, where we already manage over 3,400 homes.”

Tim Chapman-Cavanagh, director at Assael Architecture, said:

“We are delighted to work with A2Dominion once again on this key site in Hanwell. The blend of quality homes and commercial space will make a huge contribution to Ealing, bringing affordable apartments and a selection of bustling retail units to the area. With this project, we wanted to create a scheme that was both welcoming and undeniably urban, using detailed brickwork and green spaces to tie the development in with the surrounding buildings. The market square acts as the heart of the scheme, knitting together the existing and proposed, to give the project a village feel where residents and the wider community can socialise and shop.”
