£16m investment to make homes warmer and cheaper to heat

Over the next few years, we’ll be investing more than £16m to make residents’ homes warmer and cheaper to heat.

This is part of our long-term sustainability plan to improve the homes we’re responsible for maintaining, support customers and reduce the amount of energy homes use, as the UK moves towards a low-carbon future.

We are paying for this work using our own funding to improve residents’ homes and services.

Paul Jenkins, Asset Director said: “Some homes lose heat more quickly than others, which can lead to higher heating bills, cold rooms and problems such as damp and mould.

“By improving how homes keep heat in and letting fresh air circulate properly, we can make them warmer, healthier to live in and more comfortable.”

What kind of improvements customers might see

If a home is included in the programme, the work could involve:

  • Better insulation and a warmer home: Upgrades to help keep heat inside their home, reduce draughts, and a more even temperature
  • Lower energy costs: Improvements to insulation, ventilation and heating systems so less energy is needed to keep homes warm, helping to keep bills down
  • Healthier living conditions: Better airflow and insulation to help reduce damp and mould, improve air quality and make homes more comfortable day to day.
These works apply to the homes where we have a maintenance responsibility.

How we’re focusing this work

We’re starting with homes that need the most improvement, particularly those with a lower energy rating, so investment is targeted where it can make the biggest difference.

Our plan focuses on four main areas, all aimed at making homes warmer, healthier and cheaper to run.

1. Making existing homes more energy-efficient

We’re continuing to upgrade homes so they waste less energy and cost less to heat.

Since 2019, the number of A2Dominion homes with an Energy Performance Certificate (EPC) rating of A–C has increased from 56% to 81%, and we’re building on this progress. An EPC is a simple report that shows how energy‑efficient a home is and how much it might cost to heat and power it.

This includes improvements such as:

  • better insulation
  • improved windows and doors
  • more efficient heating systems
  • upgraded ventilation.
Together, these changes help keep heat in, reduce energy waste and cut bills.

2. Moving towards cleaner, more affordable heating

Over the next few years, older gas boilers will gradually be phased out across the UK.

We’re planning ahead so we can replace older systems with modern heating that’s efficient, reliable and cheaper to run.

When changes are planned, we’ll:

  • explain to affected customers what’s happening
  • show customers how the new systems work
  • support customers to get the most out of them.
3. Supporting customers through change

We know that changes to heating, ventilation or energy use may feel daunting, so our approach includes:

  • clear, simple information before any work takes place
  • extra support for residents who need it
  • advice on saving energy and how to keep bills down
  • involving residents in choices wherever possible.
4. Helping homes cope with changing weather

With extreme weather such as heatwaves, storms and flooding becoming more common, we want homes and neighbourhoods to be better prepared by:

  • reducing the risk of homes overheating in hot weather
  • protecting homes from heavy rainfall where possible
  • improving water management
  • designing community spaces that support wellbeing.

What customers may notice over time

While this journey will take time, over time, customers may notice:

  • improvements to their home’s insulation or heating system
  • new technologies designed to keep running costs down
  • clearer information about their home’s energy performance
  • opportunities to take part in community sustainability projects if they want to.
